Exterior

Your first glimpse of Villa Bondi is like coming home. Reminiscent of a gracious Southern manor, the three-story, 5,000-square-foot home is set in one of the oldest and most prestigious neighborhoods in Sonoma: Armstrong Estates.

Ideally located across from the original estate—built in 1870 by Daniel Young and fully restored in 1996 by Steve Ledson—this home enjoys tranquil views of the park-like surroundings. Sweeping green lawns and stately trees lead to the entry and a deep, wraparound porch edged with lavender and roses.

Uniquely designed for wine country living, the home features easy access to the grounds from the main floor. In the rear of the home, secluded by tall cypress trees and vine-covered fences, a broad dining/entertainment terrace with marble-topped tables and a Viking grill overlooks the sparkling pool. With its regulation lap lane and tiled in-pool spa, the turquoise waters invite a refreshing midday plunge and a pool house with stone floors and full bath provides a convenient changing room.

Interior

A wonderful home for entertaining or for families, the main level flows with ease from the entry to the living spaces. Soaring ceilings, crown molding and pale hardwood floors are a hallmark of the quality and detail of the construction. French doors lead to the library/den and two doors open out to the terrace and pool. On cool evenings, relax in front of the glow of the hand-carved marble fireplace in one of the butter-soft leather chairs.

The rich, muted color palette throughout sets off the fine furnishings and original art. Milan blown glass pendants light the formal dining room, which connects to a butler’s pantry and to the spectacular gourmet kitchen with its custom-made, golden birds eye maple cabinetry and lustrous slab marble counters. Two over-sized islands, one with seating, one with a six-burner Viking range, provide every kitchen amenity for caterers or groups of friends and family to share in the fun of preparing a meal from locally sourced ingredients.

An open design extends the space into the family room with its comfortable couches, marble fireplace and built-in bookshelves and concealed large-screen media center. The house-wide sound system can be custom programmed. A casual dining area looks out onto the grounds and doors lead to the terrace from the family room.

Off the family room and kitchen is a large guest bedroom or office. A wall of windows and French doors create a tempting view of the terrace and pool. The bathroom has a textured glass and ceramic tile shower, a solid granite vanity and a separate toilet. Across the hall is a sitting room or extra bedroom that faces the side yard and the quiet street views.

Up the hand-turned maple staircase is the master suite—an expansive, sunlit space with French doors to an east-facing private patio. Greet the day out here or marvel at the starry heavens at night. A mirrored wall runs the length of the custom-cut vanity with double sinks, and the marble tiled shower features two showerheads, bench seat and textured glass enclosure. Two large walk-in closets provide individual dressing rooms and there is a separate toilet.

The second floor contains two additional bedrooms—one with a queen bed and the other with a full-size sleigh bed—each room capturing a different view of the grounds and the Armstrong Estate. Both have bookshelves and flat screen TVs, wall closets and a shared bath. The bathroom has a granite vanity with two sinks, a natural stone floor and the shower over tub is a soft grey-green tile. There is a separate toilet.

The third story is a full floor devoted to entertainment, gaming and recreation. A pool table, air hockey and Ping Pong tables, and a TV with video games make this a fun getaway for kids old and young. With six skylights, the space is a bright and cheerful place to while away the hours and built-in platforms are perfect for sleepovers.
